Number 13-15 Teed Street

13-15 Teed Street is the redevelopment of a narrow site in Newmarket between Teed and Eden Streets, formerly occupied by the Newmarket Working Mans Club.

The architecture references the semi-industrial history of the area through the use of form and materiality. The existing building structure was retained and reused to Eden Street, with a new building structure established to the Teed Street frontage. The project is designed to be flexible and future proofed for all potential uses, including the capability for an additional two floor levels anticipated by the change in building controls under the Newmarket Structure Plan.

The building is designed to utilize natural ventilation, maximize light and minimize heat loss and solar gain. The central courtyard space allows light and ventilation to both ends of the office floor spaces. High stud heights allow maximum light penetration into the narrow interior space.
